Private and Lockable Single Rooms for the Edinburgh Festival from £19 - £29 per night.

Every August we take over one of the best accommodation blocks belonging to Edinburgh University. We then operate the residence as short-term accommodation for backpackers, performers and budget travellers visiting Edinburgh during the Festival season. Making good use of the University's spare accommodation means we can offer you excellent value rooms just when everyone else is racking their prices right up!

Set in a quiet residential neighbourhood just by the leafy park of the Meadows we're roughly a mile south of the historic Royal Mile and tourist Old Town. This means all the attractions of the historic Old Town are within easy reach, but without all the late-night noise and hassle that goes with that. For festival-goers, being in the middle of University-land also means we benefit from many of the major venues being located nearby.

The vast majority of our rooms are private, lockable single rooms, but we do also have a very small number of doubles and twins. All our bedrooms are within 4 or 5-bedroom apartments with kitchen, dining and bathrooms shared by all in the flat.

The apartments are very spacious with ample facilities for all guests. Kitchens are fully-fitted with sink, cooker, fridge-freezer, crockery, cutlery, pots & pans and plenty of space to store your food. Bathrooms have full-size baths with electric showers and plenty of hot water. WCs are even separate so there's no queuing for the bathroom first thing in the morning!

Each flat has a shared lounge & dining area as part of the kitchen - somewhere to sit down to eat, drink or for relaxing and catching-up with your friends or fellow flat-mates. Use them as you like - we just ask that you keep these places clean and tidy for the benefit of your fellow guests.

Obviously with kitchen in each apartment you can choose to self-cater and keep your hard-earned cash for the shows, or of course you can choose to take advantage of the many fine & varied restaurants that Edinburgh has to offer. If you don't want fine & varied then that's another benefit of being in the University area of town - plenty of good, cheap eateries for those on a student-level budget!

For those travelling by car from within the UK or Europe we also have free on-site parking for up to twenty cars. Our closeness to all the venues means you can leave the car parked and walk or take a bus to where you want to go. You'll save the frustration of the festival traffic congestion, of getting lost, of looking for a space when there are none, of getting a ticket cos you were running late, and of course you can have a beer or two at your show!

All in all we think UniXtra is the perfect place to base yourself for your time in Edinburgh, whether you're here to see or perform at the festival, to enjoy a mini-break in our fantastic city, or even to start or finish your onward tour of Scotland.

Prices listed above are per person per night and if the website shows no availability for a particular room type for your dates then that is because it is already booked.
